However, these systems tend to cut corners, especially when it comes to moisture protection. In a place like Houston, where high humidity and rain can lead to moisture seeping into the concrete, a moisture vapor barrier is critical. Unfortunately, 1-day systems skip this essential step, leading to cracking, peeling, and even bubbling within just a few years.
Without that solid foundation, the coating starts to fail early. These polyurea-polyaspartic coatings are applied thin and cure fast, but they can’t keep moisture at bay, which is a problem when your garage floor is constantly exposed to the elements.
Garage Floor Coating: The Power of the 2-Day System
Now, let’s talk about why a 2-day system is the best option. The process starts with a high-build (read “thick”), moisture-mitigating 100%-solids epoxy primer. It acts as a powerful moisture vapor barrier. This epoxy primer is slower-curing so it takes more time to cure (we allow for a full day). However, the slower curing primer has the time to deeply penetrate and bond with the concrete substrate. (Conversely, fast curing polyurea-polyaspartic primers cure faster still in the presence of moisture. So fast in fact, that there is insufficient time to penetrate the concrete).
Our thick primer coat helps prevent the kind of moisture damage that leads to cracking and peeling down the line. And once the primer is set, we apply two polyaspartic topcoats on the second day (not one like the 1-day applications). These dual coats provide extreme protection from UV rays, hot-tire transfer, and chemical spills, all of which are common issues in Houston.
